依據(jù)《中華人民共和國(guó)合同法》及有關(guān)法律、法規(guī)的規(guī)定,甲乙雙方在平等、自愿的基礎(chǔ)上,就房屋租賃的有關(guān)事宜達(dá)成協(xié)議如下:

第一條租賃期限
1.Lease Term
(一)房屋租賃期自2014_年_8 _月_ __日至_2015__年__8 _月_ ___日,共計(jì)__壹 年。甲方應(yīng)于__2014__年__8_月____日前將房屋按約定條件交付給乙方。房經(jīng)甲乙雙方交驗(yàn)簽字蓋章并移交房門鑰匙及后視為交付完成。
(二)租賃期滿或合同解除后,甲方有權(quán)收回房屋,乙方應(yīng)按照原狀返還房屋及其附屬物品、
4、設(shè)備設(shè)施。甲乙雙方應(yīng)對(duì)房屋和附屬物品、設(shè)備設(shè)施及水電使用等情況進(jìn)行驗(yàn)收,結(jié)清各自應(yīng)當(dāng)承擔(dān)的費(fèi)用。
(三)合同期滿,如乙方需續(xù)租,乙方應(yīng)提前_____日向甲方提出續(xù)租要求,協(xié)商一致后雙方重新簽訂房屋租賃合同。
(1) Housing lease term from August ,2014 to August ,2015 , in total __12__ months. Part A shall deliver the premises to Part B on to August ,2014 . The delivery is completed whe
5、n both parties sign and seal,and hand over the door key.
(2) After the expiration or termination of the contract of lease, Party a has the right to take back home. Party B shall, in accordance with the same items return the premises and attached facilities. Part A and Part B shall examine the premi
6、ses (including all fittings and equipment listed in Appendix I) together, and shall pay all the fees as stated in The Agreement.
(3) Near the termination of the contract, if Party b want to continue the contract, Party B shall request for renewal days in advance. A renewal contract can be s
7、igned after reaching a negotiated consensus.
第二條租金及押金
2. Rent and deposit
(一)租金標(biāo)準(zhǔn):房屋租金(每個(gè)月:_ _元/月 ),房屋押金 (_2_個(gè)月, 元)待合同期滿或特殊情況導(dǎo)致的合同結(jié)束,乙方退租后返還。
(二)支付方式:現(xiàn)金_____(□現(xiàn)金/□轉(zhuǎn)賬支票/□銀行匯款),每月_____ 日前支付。
(三)租賃物交付之日起,租金及租賃房產(chǎn)等一切費(fèi)用均由乙方承擔(dān),包括:物業(yè)管理費(fèi)(:________元/月)、水費(fèi)(水表度數(shù)________)、電費(fèi)(電表度數(shù)________)煤氣費(fèi)(煤氣表度數(shù)

(四)中介服務(wù)費(fèi):甲方支付人民幣_(tái)_______元,乙方,支付人民幣_(tái)_______元。
(五)甲方需要提供乙方12個(gè)月的房租發(fā)票(可分期開)。乙方需要提供開發(fā)票所需資料,并負(fù)責(zé)支付租賃稅。
(1) Rent: Rent( rmb/month),Deposit ( 2 months,total rmb).The deposit can be returned in the termination of contract or the end of contract caused by special situation.
(2) Pay

(3)From the delivery date, party b need to take charge of management fee( rmb/month),water bill(Water meter readings: ),electric bill(Electric meter readings: ),gas

(4)Agent fee:Party a pay rmb, and party b pay rmb.
(5)Party A should give party B fapiao for 12 monthes(can be separately).Party B should provide the required documents for making out fapiao and pay for the tax part.
第三條房屋維護(hù)及維修
3. House Maintenance
11、And Repair
(一)甲方應(yīng)保證房屋的建筑結(jié)構(gòu)和設(shè)備設(shè)施符合建筑、消防、治安、衛(wèi)生等方面的安全條件,不得危及人身安全;承租人保證遵守國(guó)家、的法律法規(guī)規(guī)定以及房屋所在小區(qū)的物業(yè)管理規(guī)約。
(二)租賃期內(nèi),甲乙雙方應(yīng)共同保障房屋及其附屬物品、設(shè)備設(shè)施處于適用和安全的狀態(tài):
1、租賃期內(nèi),對(duì)于房屋及其附屬物品、設(shè)備設(shè)施因自然屬性或合理使用而導(dǎo)致的損耗(屬自然折舊損壞)歸責(zé)甲方對(duì)租賃物進(jìn)行維修。
2、因乙方保管不當(dāng)或不合理使用,致使房屋及其附屬物品、設(shè)備設(shè)施發(fā)生損壞或故障的,乙方應(yīng)負(fù)責(zé)維修或承擔(dān)賠償責(zé)任。
3、乙方應(yīng)負(fù)責(zé)租期內(nèi)的防火,安全用電。防盜及衛(wèi)生清潔工作,如因乙方原因引起火災(zāi)
12、或爆炸等安全事故,導(dǎo)致租賃物結(jié)構(gòu)及有關(guān)設(shè)施損毀的,因此引起的一切損失,概由乙方負(fù)責(zé)賠償。
(1) Party a shall ensure that the structure of the building and facilities in line with the safty requirement of construction, fire control, security,should not endanger personal safety; The lessee to ensure abide by the laws of the state, the rules an
13、d regulations, and houses residential area property management statute.
(2) During the lease term, Party a and Party b should jointly keep the premises and equipment in safety state.
a.Within the lease term, Party a should take the responsibility of equipments demage caused by natural depre
14、ciation.
b.Party b should take the responsibility of the man-made demage to equipment,to fix or pay for it.
c.Party b should take charge of fire prevention,electric safety,burglary prevention.If there are any fire or explosion,Party b should pay for the demage of house and equipment.

15、條合同解除
5. Rescission of Contract
(一)經(jīng)甲乙雙方協(xié)商一致,可以解除本合同。
(二)因不可抗力導(dǎo)致本合同無(wú)法繼續(xù)履行的,本合同自行解除。

6. Others
本合同經(jīng)雙方簽字后生效,本合同一式 2份,其中甲方執(zhí)1 份,乙方執(zhí) 1份。
本合同生效后,雙方對(duì)合同內(nèi)容的變更或補(bǔ)充應(yīng)采取書面形式,作為本合同的附件。附件與本合同具有同等的法律效力。

第七條違約金和違約責(zé)任
7. Penalty and Responsibility of Defaule
1、若出租方在承租方?jīng)]有違反本合同的情況下提前解除合同或租給他人,視為出租方違約,負(fù)責(zé)賠償違約金_________元。
